Seasonal Roofing Calendar: Help Prepare Your Roof to Weather the Elements

Each season provides unique challenges for our home and as the first line of defense against the outside elements, our roofs can take the biggest impact.

All homeowners need to be aware of potential common seasonal issues and follow a plan to help prevent these issues from causing costly damage.  Our team at MLM Home Improvement, an Owens Corning Roofing Platinum Contractor, offers the following set of guidelines for homeowners to reference at the beginning of each season.

Winter – While snow is an inevitable part of the season, it can pile up and negatively impact your roof. Ice dams occur when melted snow freezes as it drains down the roof. As a result, improperly insulated attics will develop condensation and may lead to mold and mildew. To help prevent this, make sure your attic gets enough ventilation and monitor for signs of moisture on the interior structure under your roof.

Spring – As communities begin to usher in a warmer season, heavy snow accumulated in the trees can cause limbs to break off with the potential of puncturing your roof. Following the last snowfall, it is highly recommended to inspect your roof for any damage that winter may have brought.

For example, damp spots indicate low areas where water has pooled. While surface-level damage will be easy to notice, there is always the risk that the damage runs deeper. For the best evaluation, contact a trusted, local contractor for a full inspection before springtime rainfall trickles inside your home and weakens your roof’s infrastructure.

Summer – Moving into the summer presents its own set of challenges, as the hot sun impacts the shingles on your roof. Ultraviolet rays can dry out supporting materials and cause shingles to possibly even crack. This will weaken a roof’s insulation and allow hot air to seep into the home. If the cracked shingles are not replaced, the inefficiency can cause energy bills to skyrocket, as the air conditioning is turned to high to beat the heat.

Summer also marks the beginning of hurricane season, which will expose any vulnerabilities on your roof like structural sagging, damp spots, and deteriorated shingles. Make sure your roof is prepared to weather the storms and inspect for damage after each one passes.

Fall – The fall season is the ultimate time for preparation and prevention. High winds that occur throughout hurricane season can leave your roof and gutters vulnerable, and it’s risky to approach winter without a proper and thorough inspection. Regularly clear your gutters of leaves and other debris that accumulate heavily during the fall, and make sure your gutters are securely attached to your home. Additionally, it will be important to patch any holes that critters will find inviting once temperatures drop.

You likely won’t notice small issues until they turn into big problems, so following this plan will help you identify minor issues before they become major expenses.  Roofs can be an especially tricky part of your home to monitor. You can trust MLM Home Improvement to provide answers to your roofing questions.
