Summer in April: What does that mean for your roof?

With the calendar in the final week of April, a wide stretch of the nation will be privy to a summer preview for a few days as a warm front moves west to east. Places from Chicago to New York will all get in on the taste of summer and some cities could see daily temperature records challenged. Meanwhile, big cities along the I-95 corridor, like Washington, D.C., and Baltimore, could make a run at 90 degrees. While a warm front is exciting for those looking forward to summer weather, what does this heat mean for your roof?
The biggest weather concerns for our roof include winter weather conditions, heavy rains, hail storms and high winds; but what about heat? Unusually high temperatures can be an issue for a few different reasons:
1. UV Rays
Firstly, UV rays can actually cause damage. This can happen even when it’s cloudy. These rays can make the oils and materials in your roof dry out and ultimately crack which will lead to costly repairs. Wood can get bleached by the sun and also weaken and crack. Asphalt shingles are also prone to buckle and split under high heat, especially if they haven’t been treated.
Solution: Luckily, there are products on the market that are able to defend against this issue. One product is Owens Corning Duration Premium Cool Shingles that are built to reflect solar energy, which helps keep roofs cooler and decrease the amount of heat transferred to a home’s interior.
2. Unventilated attic
An unventilated attic can also exacerbate the problem and make damage more likely. This can also cause problems with condensation.
Solution: To achieve a balanced attic ventilation system, try to get a total amount of ventilation openings in square inches (referred to as Net Free Area) on your roof and under your eaves that are equal to the total square footage of your attic floor space.
3. Thermal shock
Thermal shock is when there is high temperature during the day and cold temperatures at night, which cause roof materials to expand and contract too quickly. While all roofs are built to expand and contract a certain amount, extreme heat during the day and cooler nights can make this expansion and contraction happen too quickly for the roof to be able to cope. This can result in a weakening of the roof’s structural integrity.
Solution: Because thermal shock is the result of cumulative damage, the top of a house should be inspected regularly for any damage. Small gaps created by movement should immediately be patched or replaced. Brittle shingles and panels should be replaced to prevent cracking.
Unlike one big storm, or a heavy wind, damage caused by high temperatures could take a long time before they are on your radar. This means, by the time this damage is noticeably visible-it could be too late to remedy the situation. If you’ve got an older roof or aren’t sure how old your roof is, make sure you lookout for some of the signs of heat damage so that you can make fixes rather than leave it to the point where costly repairs or replacements are needed.

Summer Roof Maintenence

This weekend is Memorial Day and unofficially marks the start of Summer 2021! Summer is a season full of outdoor activities, days at the beach and barbecues. But it is also the hottest season, and the temperatures will be rising. Depending on the person, you may love the hot temperatures but your roof does not! In our previous blog we mention how high temperatures can negatively affect your roof as time passes. So how do we prevent any damage? Follow these summer roof maintenance tips and you will have a healthy roof!
Remove debris
A very important place to start is removing any excess debris that is lingering on your roof or in your gutters. This includes twigs, branches, leaves and any other undesirable debris. While doing this, safety should be your number one priority- if you are not able to climb up to the roof, we recommending hiring someone to do this step. This also should be done by hand with gloves, or any other tool such as a leaf blower. Avoid using a power washer. A power washer, though seems like a logical idea, can cause unwanted damage due to the focused pressure.
Check for mold, moss & algae
The summer brings heat and also humidity from all the rain, which increases the chance of algae to build up on your home. If left untreated, algae can eventually eat away at your roof leading to roof decay. Moss left on roofs can cause shingles to curl and crack. Heavy moss can block water, create buildup under the shingles, and eventually damage the roof deck. If you see moss or algae on your roof, remove it ASAP to prevent these problems. Mold damage can happen fast, so it’s essential to check your roof often.
Trim trees
An important tip is to trim the trees that overhang on your roof. Summer is known for it’s unpredictable storms, and it wouldn’t take much for a branch or limb to break off of the tree causing damage to your roof. Trimming back your trees so they are about 8 ft. away from your roof will prevent damage and a possible roof replacement. Trees that are over your roof could also cause damage to the gutter, if leaves and twigs are falling off and weighing your gutter system down.
Check your attic

Attic insulation is critical in the summer because it’s what’s keeping all of the heat it’s absorbing out of your living space. It’s also important to check for any signs of moisture or mold while you’re up there, as this can point to water leakage.Here are some signs of roof mold damage you can see from your attic:

  1. If you discover watermarks along the ceiling or walls of your attic, your roof may have a hole.
  2. If your attic smells musty and you spot mildew across your ceiling, you have a roof leak.
  3. Discolored rafters mean the wood has absorbed the water from a leak above on your roof.

All About Roof Wind Damage

In the DMV and NJ region, we know the ins and outs of summer storms. A strong storm is always accompanied by high winds, which pose a threat to your home’s exterior. Whether it is wind that’s strong enough to have damaged the integrity of your shingles, or wind that has knocked down branches and debris, we talk about the clear signs of wind damage to look for after a summer storm.
Breaking Down Wind Speeds
The National Weather Service provides a chart that estimates wind speeds through visual damage. If you check your weather app, you could know the mph of the wind and associate it with the potential damage it can cause:
19 to 24 mph: Large branches and small trees in leaf begin to sway.
25 to 31 mph: Large branches in continuous motion. Whistling sounds heard in overhead or nearby power and telephone lines. Umbrellas used with difficulty.
32 to 38 mph: Whole trees in motion. Inconvenience felt when walking against the wind.
39 to 46 mph: Wind breaks twigs and small branches. Wind generally impedes walking.
47 to 54 mph: Structural damage occurs, such as chimney covers, roofing tiles blown off, and television antennas damaged. Ground is littered with many small twigs and broken branches.
55 to 63 mph: Considerable structural damage occurs, especially on roofs. Small trees may be blown over and uprooted.
64 to 75 mph: Widespread damage occurs. Larger trees blown over and uprooted.
Clear Signs of Wind Damage
 
Shingle Damage
Shingle damage is easily seen during a routine roof inspection or even sometimes it is noticeable from the ground. If you are missing any shingles, you have clear roof damage. Wind often causes damage to the edges of your roof or worsens areas of your roof where shingles may have already been loose. Once shingles start blowing off, it causes a chain reaction and can lead to major repairs or a replacement.
Granule Loss
Connected with shingle damage is granule loss. The material on your shingles will wear over time and you may notice very minor granule loss, which is completely normal. If you start to notice bare spots or cracks that you haven’t noticed before, these are signs that the seal on your shingle has broke and it will start to flap. The flapping is a huge warning sign because all it takes is an unexpected storm with winds just strong enough to have it tear off. The good news is that this type of damage isn’t always major. Sometimes it’s localized, and you’re only facing a minor repair.
Debris
Another thing to consider is debris. As stated above, around 30-40 mph cause small branches to break off. If there are lot of branches and other forms of debris laying around your property or on your roof after a storm, we would recommend either performing a roof inspection (if it is safe to do so) or hiring a roofing professional, such as one of MLM’s project consultants, to come out and take a look.
Water Leaks
If the wind compromises the integrity of your shingles during a storm, you will find the effects of the storm on your ceiling and walls. If you notice discoloration (yellow/brown color) or the smell of mold, chances are there is moisture that has leaked through. While you may think it is just a minor leak and that it is harmless, when another storm rolls through it could worsen the issue tenfold. The best thing to do in this case is call a roofing professional to inspect the issue and give you options on what to do next.
